General Contracting

Selected as the general contractor for any construction project, Saya Construction Co., LLC usually joins the project at the conclusion of the design phase. General contracting services typically provide owners with a traditional design-bid-build approach for their construction projects, whether it is a small renovation/addition or brand new construction from the ground up. We perform general contracting assignments on either a negotiated contract or bid basis.

Design-Build

Saya Construction Co. has participated in many successful design-build projects. With this delivery approach we generally act as the single point of contact for the client and accept responsibility for both design and construction of a project. The design-build approach provides owners with a means for obtaining the input of engineering, architectural and construction team members at the earliest stage of a project. This parallel coordination of construction and design issues results in cost-effective project design and delivery.

Construction Management

When engaged to provide construction-management services, we typically join the project team through either a negotiated contract or bid process during the design phase. Working with the architect and engineers, our role is to bring value to the project by achieving optimum cost, schedule and end product quality. We provide construction-management services either as an agent for the owner,

whereby the client holds all the trade contracts, or on at-risk basis, whereby we hold all the trade contracts and are responsible for guaranteeing performance.

An Idea Shines

As a client, not always knowing whether or not an idea can become a reality, you wonder about costs, time involvement, schedule impacts, life adjustments, and more. Saya Construction will ease the burden and take on the initial steps to make it all become. You have taken the first step by checking us out. Initial Consultation

A complimentary first appointment to introduce ourselves to you and present our company’s services will answer your array of questions, evaluate your space, assess your needs and laydown a plan to fulfill your desired finish product. We will listen to you and begin evaluating solutions that best fit your idea and budget expectations. Detailed measurements and photographs of your space are usually the first documentation step to input accurate information into our architect’s working platform. Within a week, a proposal on the architectural plans will be submitted to you for approval. Architectural plans are the basis to get any project started; these will help you better understand the nature of your project and will aid us in providing accurate cost estimates of the work at hand.

Preliminary Design and Cost Estimates

A first set of architectural plans are presented and discussed and you will quickly see how your new custom plan addresses your thoughts and desires. Floor plans, elevations, and artistic renderings (when contracted) will help you visualize and understand your new space. Desired changes will then be implemented and the specifications generated by the plans will provide an initial cost analysis of the proposed project.

Design Revisions

All necessary revisions are made based on your feedback from the initial design presentation. When all final changes are approved and you feel comfortable with the plans, we will finalize the project cost proposal, sign a construction contract and pull the required permits to get your project started.

Material Selections

Meanwhile, you will be given a list of the owner provided items and it is time for you to go shopping. Recommendations on where to look and shop for materials and fixtures (tile, cabinetry, countertops, sinks, plumbing and lighting fixtures and more) is always provided unless you already have a choice preference. We will assist you in picking and choosing the right items

The Construction Contract

This agreement itemizes the scope of work, payment schedule, approved specifications, drawings and final project cost. We are ready to start construction on your project and turn your idea into reality. Your design consultant and project manager will work as a team to oversee the project until completion.

Project Development and Completion

It is now time for our experienced supervisors and craftsmen to get the job done with quality and efficiency.
